This new platform introduce fantastic features for residents, including flexible payment options and electronic applications. Stay tuned for more details!

Selling your home?
When selling a manufactured home in a Pennsylvania community, the seller must give the buyer a document called the Manufactured Home Community Rights Act Notice (often referred to as the “buyer notice”). This legally required notice informs the buyer that they must be approved as a resident by the community before moving in, and that purchase alone does not guarantee residency rights under the Act. The notice, provided as a standardized disclosure form, must explicitly state that an application and a fully executed lease are mandatory and community approval is required. This protects buyers by ensuring they understand the legal requirement for acceptance by the community operator, in compliance with the Manufactured Home Community Rights Act.

Welcome to our community! We are pleased to inform you about the dedicated service providers who are here to support our residents. These providers offer a range of essential services, ensuring that our community remains a safe, vibrant, and well-maintained place to live. Please feel free to reach out to them for any assistance you may need.

Water & Sewer
Water and sewer are provided by the LMHC and are included in your rent. If you experience any concerns with your water or sewer (i.e. low pressure, slow drainage from your sink or appliances, gurgling coming from your drain, water in the yard) please contact LMHC at 717-292-4263 immediately.

Trash Services
Garbage and Recycling are provided by Penn Waste. This is billed to the tenant directly every quarter.
Call 717-767-4456 to set up your account or visit www.pennwaste.com. Garbage and Recycling are picked up on Monday mornings.
If you are disposing of large items, make sure to call ahead to schedule a pickup.

Electric Services
Electricity is provided through Adam’s Electric Cooperative. You will need to set up an account. Call 800-726-2324 or visit www.adamsec.coop for more information.

Mailbox Keys
Although the mailboxes are located in LMHC’s community, they are owned by USPS. Please visit the Dover postal office to obtain your keys or if you have any difficulty with your locks. 24 N. Main St. Dover, PA 17315. Phone: (800) 275-8777.

Vehicles
Did you get a new vehicle or get rid of an old one? Make sure to submit a new resident, vehicle, and pet form to keep your file current. Check out the resident forms page to download a copy.

Please remember that in inclement weather, do not park on the street as it creates hazards for other drivers and snow plowing.

Homeowners Insurance
Remember to submit a copy of your homeowners insurance for your file, remember that if you have a pet dog, you are required to have liability insurance that covers the pet.

To help you navigate pet ownership, we've compiled a list of frequently asked questions that address common concerns and promote responsible pet care. Together, we can ensure that our furry friends are included in our community in the happiest and safest ways possible.

No Pet may be brought into the community without prior approval- contact LMHC prior to purchasing a pet.

Pets must have up-to-date licensing and required vaccines; you are responsible for keeping this documentation up to date with LMHC management.

Pet owners must have liability coverage for their pet on their homeowner’s insurance; documentation must be submitted to LMHC with any policy changes.

Please keep pet waste cleaned up; it violates the Rules and Lease Agreement to allow it to remain in the yard.

Dog runs are also prohibited as part of LMHC policy.

Cats may not be free-roaming and must remain in the home.

A dog must remain on leash and in hand when outside. However, there are some great dog parks a short drive away. ​​
